needs to be safe and use common sense practices. Hand washing and good
personal hygiene goes a long way in staying safe and healthy. It has been suggested that we should add "Goggles" as additional PPE... So, what's next? Hazmat Suits? I
am not suggesting the pandemic is not real. Yes, people are dying...
Not only from virus', but add to the "mix" drunk drivers, opiod ODs,
suicide... Not to mention or make slight of cancer deaths. Hopefully, NC can move on to a more "open" condition, and SOON! How is this affecting existing tenancies? Fortunately, the percentage of covid-related payment issues represents only 1.47% of all active leaseholds. Our Property Owners (You!)
are due the contract rental. Operating Expenses, especially fixed
recurring expenses such as taxes and insurance, don't stop. Landlords
are not included in the CARES ACT. So, Property Owners (You!) take it "on the chin". VFMR is paid to collect rent (Period!). When your Tenant does not pay the contract rental as agreed, VFMR
"manages" the situation by conducting all reasonable and legal methods
of collection to bring the offending Tenant back into compliance with
the Lease terms. Actions and Statements by both State and Federal
Authorities regarding non-payment of rental as well as enforcement of
Lease terms through (the last available tool) legal eviction has caused confusion with some of the active tenancies. VFMR
has worked hard to alleviate anxiety, explain/counsel what is
broadcast/heard so as to avoid any precipitous climb in non-pays. This
has worked well! Even before any of this was formulated and various Executive Orders (primarily by Governor Cooper) established, VFMR
had already formulated an appropriate response to covid-affected
leaseholds designed to assist those tenancies AND, at the same time,
protect the OWNER's interests and seek to avoid loss. IF you have a leasehold which is affected by delayed/unpaid rental, Staff will keep you "in the loop" as to actions by VFMR.
The latter will come to you as interim emails and/or OWNER NOTE
appended to your Month End Statement. Please BE SURE to check the last
page of each Statement for any OWNER NOTE providing you additional
information. If you have a question, don't hesitate Sending Vernon an EMAIL. I
recommend you consider any and all adverse affects to your Rental
Portfolio. Our Elected Officials should be responsive to all of its
constituents. Business', especially the small sole proprietorships
in the service sectors, have pretty much all been shut down with a
goodly number never to reopen. I agree we all need to be careful,
but also we need to carefully reopen. The larger metro areas are
suffering greatly with incredible amounts of commercial vacancy loss as
well as being impotent to enforce their Leases. THANKFULLY, the latter
has not had such an impact on Eastern NC commercial interests. But, it
all has a general affect on our local, State and Federal economies. If
you have not shared concerns with your elected representatives for your
location, AND ALSO the location of your Rental assets, you might
consider doing so.

Following
is a bit "off-topic", but I (personally) am quite passionate about our
2nd Amendment Rights as well as our entire Constitution. No one has said it more eloquently and with force of conviction than the (late) Charlton Heston.

others without carjole or threat. But, it can all evaporate like
spilled water on a hot summer day. Everyone has the right and the
opportunity to grow and prosper. These things are what our Constitution is all about. Some
folks know this about me... As a college student, I was a Southwestern
"Bookman"... I sold books door to door for five (5) summers in the

APRIL 2022... North Carolina remains under a "Roy Cooper" imposed State of Emergency which provides the Governor inappropriate and illegal powers over YOUR BUSINESS... But, let not your heart be faint! And, I'll stay out of politics.We
have all learned good habits to carry forward as well as reminded of
what our parents and teachers taught us... "Cleanliness is next to
Godliness."Many
small business' and sole proprietorships which were not considered
"essential", have suffered greatly. As we have all heard for many weeks
now, there is a balancing act between "Stay Home" and "Reopen, but with safety in mind". It is past time to do the former. Hey, we are all "big kids", right?When I was a First-Grader, I waited for the crossing-guard to tell me it was okay to cross. I've grown up (I hope) and now know the reasonable things to do... Look left... Look right and then... left again.(In my opinion) It is not
the role of government to "hold my hand". We should all know better and
we should all be accountable for our actions. When things go array, the
first place to look for a reason and/or answer is "In the mirror".Think about it... If this make some sense, consider it with everything going forward.VFMR
Offices are OPEN and have been OPEN all along. Yes, we do a few things
differently now. And, that's okay and should be expected.Folks are still visiting Available Rentals... Leases are still being signed and Rent is still being collected. VFMR
already enjoyed a very strong internet presence. As you should know,
your Agent had fully embraced "21st Century Methods" months and
years before many others. It is the basis for over 75% of this business!
- Your
Agent
was ALREADY conducting business using E-Signature, Electronic Banking,
Internet Advertising, and more.
- The
important changes... PayLease by ZEGO is scheduled to take effect May 1st!! Paying RENTAL just got EASIER!!
- Leasing
Meetings... All other activities and services are managed by phone, SMS
Text, Skype©FaceTime©FaceTimeMessenger©,
email, AdobeSign© and fax. Vast majority of folks are comfortable with
these methods, so the up-take has been very positive. The few who you
would consider "technogically challenged" are managed by thoughtful
phone communications. The latter does consist mainly of the age group
most seriously impacted by the virus.
- Mass
Emails are being sent on a regular basis to both current Tenants as
well as all interested/inquirors for how we can all "get it done"...
The NUMBER ONE Goal being to service your rental Property without any
disruption or problem.
HIRING NOW!! @ ALL-TIME HIGH! JOBS APLENTY, BUT WHERE THE HECK ARE ALL THE APPLICANTS?
What will your Agent doing with "I lost my job", "I've been furloughed
and have no income", "My hours have been cut"?
This is a problem which is NOT
NEW! Your Agent dealt with the same issues
late in 2008 which
continued for multiple years afterwards. THIS IS NO DIFFERENT! So, "Do not let your heart be
troubled!" ("Thank You!" to Shawn Hannidy!)
Here's
the Plan!
- Yes, "the Lease is the Lease". North
Carolina
General Statutes §42-48 rule this issue. Your Agent is charged with
enforcing the agreed/express terms of the Lease... But...
- We do not "throw
out the baby with the wash". Vacancy Loss is the
dirtiest phrase in property management. You cannot
raise rents enough to recoup even a small amount of such loss... So,
the key is to avoid VL
as much as possible.
- Business has to have some compassion and
this
premise is applied as relates to YOUR investment property.
- Will your Agent consider a temporary
variance
of terms? Certainly, but with strict caveats:
- Tenant's disruption of
income must
be documented/in writing from its employer. This goes
along with
Tenant's documentation for filing for Unemployment Benefits... with the
$2.3 Trillon in Federal Emergency Bailouts, we are all dealing with a
3-4 week period of "hanging it out there"! Actually, if all goes
according to plan (hopefully),
this will be far less of a problem than was experienced in the last
recession!
- Tenant's familial income
and
family composition along with the percent of rent to
gross/familial
income as well as perceived cost of operation of the leasehold by the
Tenant... ALL of this is part of any formula to determine variance or
degree of variance.
- Any Variance MUST have
"an end
game". This is not "I think" or "He/She/It said
'whatever'". It is
"express"
from someone other than
the Tenant (just like a written
Notice from its employer of layoff, furlough, cut-back, etc.).
You did
not employ this Agent with the instructions, "I don't want a return...
Just give 'free rent'". If your Property is not green; then,
one of 3
things should happen: (1) Raise the rent; (2) Reduce expenses; and, or
(3) Divest, as it is not "paying". "$$$"
is the (required)
goal!
- Your Agent will not come
to you
for your advise or input. Your Agent has all of the
information
available and "on the table"; whereas you, the Owner, does not. Your
Property is managed just as if it were owned by this Agent. It is taken
very
seriously. Any variance placed by the Agent will be
conveyed to
the Owner in
advance of the following (affected)
Statement. No
surprises!

Social
Distancing.
With Scheduled appointments limiting the
number of active visitors, VFMR
has two (2) lobby chairs fully
separated as well as separate conference room table. Being careful
keeps all of
us healthy!
Repair
Vendors Pick-ups. KeySafe©s
are installed outside the rear entrance of the Rental Offices. When a
repair is assigned, it is transmitted by email. The Repair Vendor then
comes to the rear entry where it will find a sealed envelope taped to
the rear door... containing a hard-copy of the emailed work order as
well as which KeySafe© contains the Property Pass-Keys. When the keys
are returned, the Repair Vendor drops the keys into the Office DropBox
at the front entry.
ALL objects coming into the Rental Offices which have not been in the
"care and custody" of the Property Manager, CFO or Staff, is "ZAPPED"
before touching and processing. Along
these lines, one of our Property Owners shared some thoughts as well as
really useful/good information... Folks, I consider this a MUST READ! (opens in a new window, so you can finish this page)
NO MOSS GROWS ON THIS "ROLLING STONE"!
If you know this
Agent and his philosophy (which
I hope you do!), there is "NO perfect round ball"...
It can ALWAYS
be made better! Why think this way? Because the goal has been and always will
be...
Provide Property Management
Services which have absolutely NO equal... A sign or a shingle is
meaningless without "the beef". A few have tried, but "Hey!"... They never
came close... Not even on the same planet!
