WHAT YOU NEED TO KNOW (& DO!)
The following information is designed to save you time, money and help keep you safe!
What to do Now. VFMR
AFTER THE STORM PASSES
IF YOU HAVE SUFFERED DAMAGE TO YOUR RESIDENCE, REPORT MINOR DAMAGE BY EMAIL OR SMS TEXTING. IF DAMAGE IS MAJORIMMEDIATELY REPORT THE DAMAGE BY CALLING VFMR DURING REGULAR BUSINESS HOURS. (252) 522-2803.
NO ONE WILL BE DRIVING BY YOUR RENTAL HOME FOR DAYS OR POSSIBLY WEEKS, SO DO THE FOLLOWING NOW...
  1. Outside & Inside Pictures.
  • Go outside and look at the entire roof and siding. IF you see damage to the roof or siding, TAKE PICTURES SHOWING A LARGE AREA (LARGER THAN THE DAMAGE) AND THEN A CLOSE UP PICTURE OF THE DAMAGE. ALSO, TAKE A PICTURE OF YOUR HOUSE NUMBER FOR IDENTIFICATION.
  • Inside... Do you have a broken/falling ceiling? Same thing... take a large area picture of the room. Then, take a closer picture of the broken ceiling.
  • In all you have is some water stain, but the ceiling drywall appears to not be damaged or failing, this is not a dire situation, but do send the images.
  • Note: 9 time out of 10, interior storm damage is due to obvious and visible ROOF DAMAGE such as missing shingles, missing roof vent or damage from a large tree limb or tree. DO SEND THIS INFORMATION!
  • IF the roof damage can cause additional damage due to rain coming inside, CALL THIS IN TO VFMR IMMEDIATELY! Remember, you are to protect your person, that of your family, your personal possession and, the rental property from additional damage to the best of your ability and resources. 
  • IF YOU ARE REPORTING DAMAGE, SEND THE PICTURES (Cell Phone Digital images) BY SMS TEXT TO: (252) 468-0660 -OR-
  • EMAIL THE PICTURES TO VFMR by selecting the following hyperlinked hurricane flag image...

Take pictures of damage to your personal property. Your Insurance Company will need proof of the damages/loss. You cannot repair or discard personal property for which will will file a loss claim with your insurance company... Their Adjuster may need to "see" the damage. You may protect your personal property as well as the rental home from additional or continuing damages so long as you do not put yourself or others in danger by doing so. Stay Safe!
FLOOD WATERS. These waters are unsafe due to contamination. Do NOT walk into these waters unless your safety is compromised by not doing so. Anything flooded/soaked by flood waters is likely a total loss.
Hopefully, you took pictures before the damage, but regardless, contact your Insurance Agent/Carrier to file your claim. Your Insurance Policy has a deductible -and- your policy likely has exclusions. Flood Damages may not be covered. Read your Policy or contact the Agent who sold you the policy -or- Call the Insurance Carrier, I. E. - Geico, Liberty, etc.
If you or someone you know has been displaced by hurricane damage or flooding, VFMR is WAIVING Application fees. There are available apartments and homes. IF you have insurance coverage for temporary residence/housing, you will need to cooridinate this with your Insurance Carrier.
ELECTRICAL FEED. Check to see if the power lines (the one coming from the power pole to the side of your house) is undamaged. If a limb struck this line, it may be damaged or even "down". If damaged or down, DO NOT GO NEAR IT! IT MAY STILL BE ENERGIZED AND IT CAN KILL YOU!
 ROOF DAMAGE. GO INTO EACH ROOM of your home and check for any roof leakage (water stains or even damaged ceiling). Move your personal property from beneath the leaking area. Use buckets or (if you purchased one or more) poly tarp to cover/protect the floor as well as any personals you could not move (such as a bed). IF the roof has a hole and you have the ability, use one or more of the poly-tarps you purchased to cover the hole... nail the tarp to the roof... it's already damaged, so some nails are okay... Go on the roof ONLY if you can do so without risk to yourself or your family. Your safety and that of your family is the first consideration!
HOW TO TARP A ROOF WITHOUT NAILS.  Make all reasonable efforts to secure the house and document the damage... Use your cell phone to take pictures of the room and then the damage or the house and then closer pic of the damage. You will send VFMR via SMS text, your cellphone images [(252) 468-0660]. BE SURE to include the numerical number of your house address (a picture works!) and one or two word description, I.E. - Roof damaged or Ceiling collapsed. Alternately, you can email the damage information to vfmr@_____.com(you should know the email address).
 Refrigerated or Frozen FoodsIf you lost power for more than a few hours, GO TO THE USDA LINK FOR INFORMATION ON FOOD SAFETY!  FOOD SAFETY
 REMEMBER, any direct or close "hit" by a Hurricane means NO POWER for days! Services and stores will likely be closed for days AND the supply of staples will be limited.

VFMR is a Rental Management Office. It is NOT "9-1-1". We will be in the same situation as you. So, DON'T DELAY. Get as ready as you can. If it happens, stay safe and take a deep breath. Rember the words, "This too shall pass!" It will take time and all of us will need patience.

1. Management Office is in the same "fix" you are... It may be many hours or many days before anyone can come to your assistance. So, BE PREPARED!
2. Local, State and Federal Emergency Assistance will be strained. The same thing applies... It may be many hours or many days before anyone can come to your assistance. So, BE PREPARED!
