READ: This is an inter-active page.
It is designed to assist you in diagnosing most repair problems. Plenty of links and ways showing you how to do a simple adjustment or fix or, if needed, request the appropriate service.
READ: When would you NOT request a repair?
Back-ups, stoppages, simple adjustments or just tightening something does not warrant a Repair Request. It is Tenant's (Your) responsibility to make every reasonable effort to reasonably maintain the home or apartment. BUT, if something is broken, worn out or beyond your abilities, you should request service.
Please remember: LESSOR does NOT provide "room service" (unwarranted service call expense or repair service after-hours including: non-business hours, weekends or published Holidays). For any repair, the Tenant (You) must manage problems until the next available business day and during the posted business hours when Staff will be reviewing any emailed Repair Request or respond to an emergency repair.
Everyone is expected to use common sense, and when necessary, a bit of "elbow grease and a screw-driver" (euphmism "Tenant should do simple things and not ask for a repair.") Remember, "You don't live in a Holiday Inn!"

Kitchen Plumbing - Drain Pipe/Union Leaking
May be a simple fix... A plumber is NOT needed for a simple hand adjustment.

Tighten PVC Union
White PVC drain pipes loosen/tighten usually by hand. If too tight, you can loosen with large pliers. See below...

PVC-Drain Unions
Leaks at the Unions (colored pink) are usually a simple hand tightening of the "rings".

How To Tighten a Leaking Union
Loosen.. Then Re-tighten with your hand. Unions (collar that tightens the connecting pvc pipes) "join" the PVC pipe at the basket drain, both ends of the P-Trap and both ends of the exit drain.
A plumber is NOT needed for a simple hand adjustment.
WARNING: If all the plumber does is to simply tighten a union, you will be required to reimburse the plumber's service call.


1. Leaking Union Under Sink.BUT if you HAVE ATTEMPTED to stop a union leak or the leak is more than simply tightening a union, Select/Click the plumber image for repair request and keep a bucket under leak to prevent damage until a plumber/repairman can call on your residence.

WARNING: Stopped Up Plumbing is YOUR responsibility! Have you done the following?
Hair in drain?Do This!Drain Plastic Snake from LOWES

Hair, Cosmetics and soaps can cause slow or stopped up drains. You are responsible to clear it or pay a plumber to clear it. IT IS EASY TO FIX!! Less than $5 with Zip Tool from Walmart. A plumber charges $65+ just to walk through your door! No-Brainer, right?

IF you do not have a "Zip Tool", you can disassembly the drain pipe [see image below] and clean out hair/cosmetics/build-up. Just be sure to place the bucket beneath to catch the water. This is easy to do and we do NOT want you saddled with a Service Call + Time/Labor the Plumber will charge!
P-Trap Stopped up with "gunk".. Easy to fix!!

PVC Lock Rings easily loosen/tighten by hand. Don't forget to put a bucket under the P-Trap before you loosen/take apart the Trap. IT IS EASY TO FIX!!

4. Lavatory or Sink Stopped Up.
IF you CANNOT unstop the sinkSelect/Click the plumber image for repair request.

Toilet won't flush?

IMPORTANT! We do NOT want the TENANT (You!) to have to pay an unnecessary service call invoice... Hey, it's at LEAST $60!! Connecting a chain or tightening a lever is NOT a repair, but it is a SIMPLE Tenant adjustment.

5. Toilet Flush Lever or Chain Issue.BUT, IF YOU HAVE TRIED AND IT IS NOT ADJUSTABLE or CANNOT REATTACH CHAIN, request repair. <--Select/Click Plumber image to comple the google repair form.

Toilet is leaking into bowl
-or- "cycles" because
Toilet Runs Constantly or Cycling water is leaking into commode.
BEFORE ASKING FOR A PLUMBER, try cleaning the flapper and looking to see flapper is "seating" after flushing.

After looking inside the tank and visiting the YouTube Video,
you
are unable to do a simple cleaning or reattaching chain or tightening lever nut -and- that does not solve the problem. It's time to ask for help...


6. Toilet continues to run water into bowl or I hear it cycling.Select/Click Plumber image to comple the google repair form.

"That darn spigot just won't shut off!" Or, "There's water on the floor around my commode...coming from beneath the commode!"...
The sink supply valves have "packing" or special internal valves to cut the flow of water. You cannont fix this problem. OR, if you are satisfied the water around the toilet is coming from beneath the toilet (and not just spilled from the shower or sink) AND, QUITE POSSIBLY the commode is loose at the base and is "rocking", then the wax seal is broken... You cannot fix this problem.

7. Faucet/Spigot Leaking -OR- Commode base leaking on floor.<--Select/Click

BEFORE you request electrical repair, PLEASE take the time to review the following.
This is designed to avoid you getting an Invoice for an unneeded Service Call...

CHECK YOUR ELECTRICAL LOAD PANEL FOR TRIPPED/OFF MAIN BREAKER or smaller breaker. If the Main Breaker or smaller breaker is OFF, something caused it to trip OFF. Usually, a short is the cause. NOTE: Some older homes have glass-fuse holder panels. If your house has this type of panel, BE SURE to carefully look for a "blown" fuse. IF YOU ARE NOT SURE, you can exchange each fuse with a known-working fuse. IMPORTANT: Do NOT install a higher-rated amperage fuse for a lower amperage fuse... Do Not put a 30-amp fuse in a 15-amp holder! That could cause an overload and is not safe! If you are unsure, get some assistance from neighbor or friend to walk you through checking fuses.
  • Please remember, if the Electrician ONLY resets a breaker or changes a blown fuse, you are looking at having to pay a service call of OVER $100! 
  • ONLINE HELP IS AVAILABLE...
BUT, if your electrical load panel is a "glass-fuse" (older style) visit, see the following video...

Simple Things you should try/eliminate before requesting repair service:
  • Reset Breaker to ON. If it does not trip OFF, continue as normal.
  • If your attempt to Reset to ON fails (Breaker will not Reset to ON or immediately trips OFF), there likely is a "short" somewhere. 
  • Main Breaker Only... try one more thing... Flip/Move ALL breakers on the panel to OFF... IF there are other panels inside or outside, be sure to Flip/Move ALL of those breakers to OFF. NOW, RESET THE MAIN BREAKER FROM OFF TO ON. IF this works and the Main Breaker holds ON, then... One by one, turn on all of the smaller breakers. At some point, one of the smaller breakers might cause the main to trip OFF. Please note which one and turn THAT breaker to OFF. Then, you should be able to reset the Main Breaker and restore power (by turning smaller breakers to ON) to everything EXCEPT the breaker that caused the Main to trip OFF. If the panel box is properly mapped (labeled), it will tell you what is no longer working -or- If the panel is not mapped (labeled), you will likely find an appliance or room circuit which has not power.
  • IF A ROOM or ROOMS have no overhead lights, check each bulb for defect, check wall switch (should not be loose, but feel the same as others in house when you switch on or off).
  • Base outlets (more than one!) not working? UNPLUG EVERYTHING YOU HAVE PLUGGED IN. NOW, reset the breaker (turn OFF then turn ON). IF IT HOLDS "ON", you may have a frayed wire on YOUR light or appliance, an extension cord may be overloaded or something YOU own is causing the failure. Please try to eliminate this as a cause since any repair expense would become Your expense! NOTE: If you see an outlet or a switch which has overheated, you may have found the problem. TELL US in your email!
  • IMPORTANT!!!!! Be sure you have investigated ALL load panels. Some homes have "subpanels" located either inside near the mail panel -or- outside attached to house near/at where the Utility Feeder line attaches to your home.
  • STILL CAN'T GET POWER RESTORED? Well, that's all you can do...

Your cost of electricity can be very subjective. A few things YOU need to checkout before requesting any repair or inspection...
  1. City of Kinston Monthly Invoice. It is important you understand the "Total" billing is for a lot of fees and other services. Electrical usage and associated cost is a "single line item" on the City Invoice. So, be sure you have narrowed the Invoice amount to just electrical usage and that cost alone. This is an easy mistake.
  2. Heating and Cooling is the biggest "draw" on the electricity. Pay attention to trends in your monthly invoices. Do not just look at one (1) large invoice. A spike is usually due to an increase in the use of central heat or AC, and possibly hotwater and clothes dryer. So, you need to look at the last 4-6 months of billing... Not just one or two billing cycles.
  3. Storm Windows? Closed? Are any doors being left open? Is your hotwater heater (assuming electric) way too hot? (Turn it down!) If you have ceiling fans, are you using them and using them correctly?
  4. HVAC Filters... If you are not changing every 30-45 days, Well... There you go! It's your money... so look at these issues and any others to see where and how power is being used (and possibly abused).
  5. If you are running the thermostat UP or DOWN because you are at work or away for a day or two, this is a problem!! That does cost you! A big no-no. :( This will and does run up your cost of operation. Ask Staff and they will advise you how to properly operate your central heat or AC.
  6. Trends. IF you have 4-6 months of apparent excessive usage/billing -and- you have considered all of the above suggestions and directions... AND, none of those apply, bring us those 4-6 months of City Invoices (or other Utility such as Duke-Progress, Tri-County or other).  V F M R is glad to assist and we care that your home is adequate to your family's needs... That includes the cost of operation!
If you do see a trend (unusually high cost for 4-6 months in a row), you can provide copies of 4-6 months of invoicing, you can copy the complete Invoices as PDFs and email them to us... Or, come by the Management Office and show us. When communicating with the Rental Staff, ALWAYS include your name, address and include/attach images using your cellphone of any issue or problem. Not to be cute, but Office Staff are not Mind-Readers! Give them MORE information... NOT Less!

Problems....

Important! Please be sure of the following before requesting service:
  1. Check ALL electrical breakers and/or fuses in ALL load panels and any disconnects. If this is the problem, you can fix this and avoid a needless service call charge.
  2. A CLEAN filter is a MUST! You should be installing a NEW HVAC filter EVERY 30-45 days! If not and the filter is heavily fouled, this may be the problem. If the Service tech solves the problem by just changing the filter, YOU end up paying the bill!
  3. Is your heating by gas or oil? BE SURE you have fuel! If you have run too low, run out or service is not purchased (by you), DON'T call for service! Get your fuel replenished or connected. REMEMBER: You may NOT use alternative heat sources. You must use the provided home heating or cooling.
  4. Okay... You have carefully checked 1-3 above and NONE of those issues are the problem. Right? Assuming so...

Kitchen Appliance Problems.
Appliances... Please be sure to read and check all of the following:
  1. Hey! Is it plugged in? Okay, that sounds a bit nutty, but "Yes", that does happen.
  2. Has everything user servicable (things You should reasonably do) been conducted and/or kept regularly? An example: Refrigerator is no longer cooling or freezing properly. Have you vacuumed/brushed clean the freon coil underneath the refrigerator? If it is fouled with dust or otherwise covered with debris, Guess What! That could be the problem! 
  3. Is it "lighted", but the light isn't working? Is it the correct type of appliance bulb? If "blown" or just "loose", has that been addressed?
  4. There are a lot of things you should check for any type of appliance before asking for repair... To help you with this, the following YOUTUBE Videos are to help you trouble-shoot typical and user-friendly issues with refrigerators, stoves, dishwashers, garbage disposals, over-the-stove cooking (hanging Microwave), etc.




IF you have checked for power, water (as applies), loose connections, clogs or fouled coils, etc... And, you still can't diagnose and do a simple "tighten, clean, move, adjust, etc", then ask VFMR to assign an Appliance Repairman.

    Important: If your house is vinyl-sided, you are responsible to "clean the green"... even though your Lease does not specifically state so, that would be the same as "periodically cleaning the windows". Green stains on siding are usually the result of mold, mildew, algae or moss. These stains occur naturally over time. When house siding begins to turn green, it diminishes the exterior appearance of the home.  It is easy when the issue is small (or just starting). Do not let it get "out of hand" as that would be expensive for you to correct and would no longer be a cleaning issue, but damage due to neglect. (Apartment dwellers are exempt from cleaning common area surfaces not soiled by their actions.)

    HOT WATER HEATER... Electric or Gas

    No hot water -or- very little -or- "runs out" too quickly...

    IMPORTANT:
    Before you request service, BE SURE your water heater has fuel connected (if Gas, LP or Natural Gas).
    If Electric, CHECK THE LOAD PANEL to see if a 30-amp (double-pole) breaker has "tripped off".
    These issues would be if you have NO hot water.

    IF water is simply not hot enough, you can adjust the thermostats on an Electric Water Heater -or- the thermostat on a Gas Water Heater.  See the Youtube Videos on how to do this... We will NOT send a plumber to adjust temperature since this is considered "user friendly"!

    If you simply want hotter or cooler water, and you are a bit nervous making these adjustments, get a friend, other family, someone from work or Church to assist you. This is not a repair.
    Do not request service. Any service call to conduct a Homeowner/Tenant adjustment that results in an Invoice for the Service Call is always given to the Tenant to pay.
